Negotiated and closed the sale of the approximate 80 acre Martinson Farm for $3,000,000 to the City of Boulder for the City’s open space program. Also negotiated a lease back from the City of the farm and residential structures on the property.
Closed the acquisition of a Milwaukee area Brownfield site for the construction and operation of a new Hilton franchised hotel. The project involved complicated land use approvals, financing provided through New Market Tax Credit and EB-5 loan programs, the negotiation of extensive design, development, construction, hotel management, and hotel franchise agreements, and the simultaneous closing of five separate construction and mini-permanent loan facilities totaling approximately $14.4 million, to bring to market a new Hampton Inn and Suites Hotel containing approximately 100 rooms, 8,000 square feet of meeting/banquet space, a restaurant and lounge, an indoor pool, spa and exercise room area, a business center, a market pantry, and guest laundry facilities.
Successfully completed $20 million equity raise through sale of limited liability company membership interests in Poconos Equity Investors, LLC, a Wisconsin limited liability company, as part of a planned $146 million expansion of the 160-acre Camelback Mountain Resort in Tannersville, Pennsylvania. The expansion will comprise approximately 570,000 square feet, including a 413-unit hotel containing 453 accommodation rooms and a 125,000 square foot indoor (year-round) waterpark. The project will boast an array of amenities, including ski-in/ski-out access, restaurants, a family entertainment center, a conference center and a spa and fitness center. The project is fully entitled and designed, and construction has already begun with an opening planned by the winter of 2015/2016.
